Traditions FAQ for Fall 2025 and Beyond

Opportunity roars for USA on-campus residents! The University is excited to announce that beginning Fall 2025, a newly acquired apartment complex will be available for sophomore and above upperclass students. Conveniently located across the street from the USA Recreation Center and Stanky Baseball Field, Traditions features apartments with a shared living room, a full-size kitchen, an in-unit washer and dryer, and individual private rooms with a personal bathroom for each resident. The community includes an in-ground pool with a lounging terrace, community-designated parking, a clubhouse with ping-pong and foosball, and a gathering area for community events, a computer lab, and an on-site package room.

There are 2 bedrooms for 2, 3 bedrooms for 3, and 4 bedrooms for 4 room type options. USA will begin a phased renovation of empty apartments and other areas of the property in Spring 2025 with further renovations to continue over the next year. More information on renovations will be released at a later date.

It is an exciting time for Jags to live on-campus with USA Housing! Students interested in living at Traditions are encouraged to log into their MyUSAHousing account and complete their Academic Year 2025-2026 housing application before the priority deadline of February 10, 2025.

鈻   Fall 2025 FAQs
鈻   Who can live in the apartments at Traditions? 
Beginning with the Fall 2025 semester, Traditions will be an available on-campus housing option for USA upperclass undergraduate and graduate-level students. Undergraduates must be at least sophomore-level and have completed more than 30 academic credit hours. To be eligible for on-campus housing, a student must be enrolled at the 老司机福利网 in at least one (1) credit hour (including either in-person or online courses).
鈻   Can I take an in-person tour of the apartments at Traditions?
Yes, feel free to stop by the Traditions Clubhouse Monday-Friday, 9 am-5:30 p,m and Saturday, 10 am-2 pm (excluding holidays) for a tour. You must present your Jag ID card for a tour. You can also schedule a tour by calling the Clubhouse front desk at 251-317-3261.
鈻   How much will it cost to live at Traditions?
Click here for anticipated rates. Please note that the listed rates are anticipated rates only and are subject to change based on approval by the USA Board of Trustees. Room rates include an on-site mailbox, digital cable, ethernet & wireless internet access, all utilities (electricity, water/sewer, heat/air, garbage service, and pest control), housing and facilities staff available 24/7, and apartment furnishings.
鈻   What room types are available? 

Traditions include 2 bedroom for 2, 3 bedroom for 3, and 4 bedroom for 4 room types. Click for a virtual reality tour of a 4 bedroom for 4 room type.* Each bedroom, in all room types, includes a private bedroom with a private bathroom and shared living, kitchen, and laundry areas. USA Housing is beginning apartment renovations in Spring 2025. So, many apartments will receive new flooring, paint, furniture, countertops, etc.

鈻   What amenities are offered in the apartments?

Each apartment includes an in-unit washer and dryer, a furnished living area with couch and a chair, and a full-sized kitchen. In the private bedrooms, each room includes a full-size bed, full-size mattress, desk, desk chair, dresser, closet, and private bathroom.

鈻   What amenities are available to all Traditions residents?

Traditions includes a clubhouse that will have regular operating hours and will feature a computer lab, study room, package room, group common room, kitchen, and resort-style pool.

鈻   How do I apply for on-campus housing at Traditions?

All admitted USA students can apply to live on-campus by logging in to their MyUSAHousing portal. The priority deadline for current residents and incoming transfer students to apply is February 10 to participate in priority housing room selection. Although current residents and incoming transfer students can still apply for on-campus housing after the priority deadline, applicants will be assigned to an available on-campus residence hall space on a rolling basis. Requests for a room assignment at Traditions after February 10 will be based on availability and will be offered on a first-come, first-serve basis to applicants with a fully completed housing application.

鈻   Am I required to purchase a meal plan if I am living at Traditions?

No, residents living at Traditions will not be required to purchase a meal plan for the upcoming Academic Year 2025-2026. However, if a resident would like a meal plan, please contact the Housing Office at housing@southalabama.edu. For Traditions residents, there is a new meal plan option available, the Traditions All Bucks plan.

鈻   What type of USA parking pass do I need if living at Traditions?

Starting August 1, 2025, Traditions residents must purchase a USA residential parking pass. Residential pass parking is available in white parking spaces around the Traditions complex. Residents should NOT park in designated USA-staff parking spaces or in designated ADA parking spaces without the appropriate permit. Additional resident parking is available east across West Drive in the Traditions auxiliary parking lot. Both the parking lot surrounding the Traditions complex and the auxiliary parking lot require a residential parking pass. 

鈻   Where can guests park while visiting Traditions?

Visitors are not permitted to park in residential parking lots during certain hours of the day - click here to review those restrictions and more information.

鈻   Will there be a JagTran stop?

Yes, the University plans to provide a nearby JagTran stop for residents living at Traditions. More information on bus route and stop information will be released at a later date. 

鈻   Will summer housing be available?

Each summer, USA Housing offers housing for students enrolled in academic programs or internships required for degree completion. Based on ongoing renovations and summer maintenance schedules, a limited number of apartments may be available for summer housing starting in Summer 2026. In the future, USA Housing intends to make Traditions available as a summer housing option.

鈻   Can I bring a pet?

The only pets permitted in University housing are harmless varieties of fish, other than as indicated Guide to Residential Student Living and Community Standards. No other pets are allowed on either a permanent or visitation basis (i.e., no cats, dogs, hamsters, reptiles, birds, rodents, amphibians, etc.).

Students who need the assistance of service or emotional support animals must register with the university鈥檚 Disabilities Office prior to the animal arriving on campus. Students with service animals or assistance (emotional support) animals will be required to follow the Center of Education Accessibility & Disability (CEADR) guidelines. Students will be held responsible for any damage caused by such animals.

Approved animals living on-campus for CEADR-approved related needs must follow all 鈥渙wner responsibilities鈥 outlined in the Service and Assistance Animal Policy. Failure to comply with the outlined 鈥渙wner responsibilities鈥 will result in a $100.00 fine and potential removal from on-campus housing for repeated occurrences.

鈻   Can I pick my own room and/or roommates?

Yes, all residents living on-campus with USA Housing who complete their housing applications by the priority housing selection deadline of February 10 are eligible to self-select their room assignment during designated online room selection events. Residents can choose their preferred roommates by registering with our partnered roommate matching software, RoomSync.

鈻   Do I need renter鈥檚 insurance?

As noted in your housing contract, the 老司机福利网 does not assume any financial responsibility for the personal property of students. All students are strongly encouraged to obtain renters insurance, from a provider of their choosing, prior to move in. The 老司机福利网 has partners with , which offers a unique renter鈥檚 insurance program that has protected over 500,000 students nationwide.

鈻   Can I bring my own furniture?

Yes, residents can bring their own furniture. However, all residents are responsible for the loss of or damage to furniture and other equipment that is assigned to their room or apartment. Housing furniture must remain in the room in which it was originally placed. USA Housing does not have storage facilities for furniture. Residents must keep USA Housing furniture in their rooms at all times. Common area furniture is not permitted in the residents鈥 rooms. Residents who violate this standard may be subject to the Housing Student Conduct Process. Clothes, bikes, or personal items should not be hung from balconies, railings, roofs, and/or windows. Furniture is not permitted on balconies, stairways, or upper-floor walkways. Throwing, dropping, or pouring of anything from windows, balconies, ledges, and/or railings is prohibited.

鈻   When can I move in? 

USA Housing opens for the Fall 2025 semester on Saturday, August 16, 2025. More information on Move-In 2025 will be released online on USA Housing鈥檚 website by July 1, 2025.

鈻   Can I move in early?

Students who wish to request a personal early arrival can do so via the MyUSAHousing portal beginning July 1.

鈻   What is my mailing address? Would I get a campus mailbox at the Student Center or a mailbox at Traditions?

Residents living in an apartment at Traditions starting in Fall 2025 will have a mailbox on-site at Traditions. Your mailing address will be provided in advance of Fall 2025 move-in.

鈻   How will I access the Clubhouse, security gates, or other doors? 

Your assigned room key or JagID card will allow you access to your apartment and community amenities. 

鈻   What policies are in place for USA Traditions?

鈻   Will there be Resident Assistants available?

Yes, beginning in August 2025, Traditions will operate in the same manner as all other USA-operated residence halls and campus apartments. Click here for more information about community desk hours and contact information.

 


鈻   Current resident FAQs: Spring 2025 & Summer 2025
鈻   With the change in ownership to USA, will my lease terms change?
No, your current lease agreement with Traditions at 老司机福利网 is still valid, and USA has assumed the lease. No terms in your lease have, or will, change due to the new ownership.
鈻   Will my rent change?
No. Your monthly rental rate, payment due date(s), and other lease terms are still valid and will remain in effect until the end of your current lease. 
鈻   Is USA making any immediate changes?
USA will begin a phased renovation of empty apartments and other areas of the property in January 2025. More information on renovations will be released at a later date.
鈻   Will I be required to move rooms or apartments?
According to your current lease agreement, Traditions at 老司机福利网 can require a resident to relocate or consolidate with five (5) days鈥 notice. Beginning in January 2025, USA plans to begin phased renovations of apartments. This may require residents with vacant bedrooms in their apartment to either receive a new apartment-mate or move to a new apartment with a vacant bedroom. Traditions at 老司机福利网 staff will contact all residents with vacancies in their current assignment to provide consolidation options, if applicable.
鈻   What other options do I have if I DO NOT want to change apartments or consolidate or if I am no longer interested in living at Traditions at 老司机福利网 or want to cancel my lease early?
If you are interested in terminating your current lease agreement with Traditions at 老司机福利网 and vacating your apartment prior to the lease end date, please contact us at manager.traditionssouth@ascentresidential.com to discuss your options. Residents who choose to terminate their current lease early may be eligible for waived or prorated move-out fees.
鈻   I no longer want to live at Traditions at 老司机福利网. What are my options?

鈻   My current lease ends soon. Can I renew?

If you are a currently enrolled USA student, or plan to be an enrolled USA student for the Fall 2025 semester, there will be an opportunity to continue living at Traditions at 老司机福利网. USA students should complete the Academic Year 2025-2026 housing application on the . To find out more information about USA Housing options, please visit the webpage.

鈻   Can I move to a different USA Housing residence hall for the Spring 2025 or Summer 2025 semester? 

Yes, if you are a currently enrolled USA student and are interested in moving to a different residence hall, please contact USA Housing at housing@southalabama.edu. You will be permitted to terminate your current lease early with Traditions at 老司机福利网 with no penalty and enter into a housing contract with USA Housing. You can find USA residence hall options HERE. If you are not a current USA student, you are not eligible to live in other university housing options.

鈻   I currently live at Traditions at 老司机福利网 Apartments and my lease ends before August 1st, 2025. Can I stay through the summer?

Current Traditions at 老司机福利网 residents who complete the Academic Year 2025-2026 contract prior to February 1st, 2025, will have the opportunity to renew their same apartment, or select a new apartment, or other on-campus housing option, for the Fall 2025 & Spring 2026 semesters during the upperclass online priority room selection events. If the student would like to remain in their apartment for the Summer 2025 semester USA Housing will then work with each student individually on a case by case basis based on renovation and maintenance schedules. 


Current Traditions at 老司机福利网 Apartments residents who do not complete the Academic Year 2025-2026 housing contract before February 1st, 2025 will not be guaranteed

鈻   Can I change rooms?

If you are interested in changing to a different apartment or changing apartment-mates, please contact manager.traditionssouth@ascentresidential.com for available apartment options. Please note that due to phased renovations, many apartments may be unavailable for occupancy. If you wish to terminate your lease agreement and explore other housing options, please contact manager.traditionssouth@ascentresidential.com.

鈻   I am not a USA student. Can I continue living at Traditions at 老司机福利网?

Residents with existing leases may continue occupying their apartment space through the duration of their current lease agreement. However, non-USA students will not be permitted to renew or sign a new lease beyond their current lease term. 

鈻   How do I pay my rent or other charges?

You will still pay your rent and other charges through a new Active Building resident portal, which is in the process of being set up.  You will receive an email invite to the Active Building portal as soon as it is ready.  As you did when you moved in, please accept the invite.  If you have any questions, please contact management in the office, or by emailing manager.traditionssouth@ascentresidential.com.

鈻   Will I be assessed any late fees or missed payments?

Yes, your current lease agreement outlines the penalties for any late payments received.

鈻   Will I still receive mail at the clubhouse?

Yes, you will continue to have the same mailbox at the clubhouse for the duration of your current lease agreement.

鈻   How do I submit maintenance requests?

As soon as the new Active Building resident portal invite is received and accepted, Residents can submit maintenance requests through their Active Building portal, or by emailing manager.traditionssouth@ascentresidential.com.

鈻   Will the clubhouse continue to be open during regular hours?

Yes, the regular hours for the clubhouse and meeting with the Traditions at 老司机福利网 management team will remain the same. Monday-Friday 9am-5:30pm and Saturday from 10am-2pm (excluding holidays).

鈻   Will VIP parking continue and be enforced?

Yes, if a current resident under his/her current lease agreement has purchased VIP parking, it will continue through the duration of his/her current lease agreement. After July 31, 2025, VIP parking will not be available.

鈻   Will parking rules and regulations be enforced?

Residents with VIP parking should park in their established areas around the complex. All other residents and visitors must utilize the auxiliary parking lot across West Drive. Residents must comply with all parking laws (handicap, fire lane, etc.) or risk being towed. Current residents must have and display their parking decal appropriately. If your parking decal has been lost or damaged, it is your responsibility to contact Traditions at 老司机福利网 management and request a new parking decal as soon as possible.

鈻   My vehicle was towed. What do I do?

Please visit the Traditions at 老司机福利网 office for assistance or contact Semmes Towing and Recovery. 251-645-0955.
